Swimming...

So I woke up this morning in my apt to water dripping around the edge of the fire sprinkler thing in my closet. I went out to dump my trash so I could use my trash can to catch the water. However, when I came out of my room I heard a lot more dripping in the kitchen and as I got closer the carpet in the living room is soaked...

Long story short..
The guys above us had a washer line break last friday, and got maintance to come fix it supposedly... well all weekend it leaked and the ceiling filled up with water. Last night sometime after 4am the bottom fell out, so to speak, and now our apt is totally underwater. Water is coming around the breaker box, coming out of the light sockets and switch panels.

I went to the office and got a little loud with one of the office girls because the manager wasnt there and she said she would be glad to schedual me an appointment this afternoon....

It has been an hour since I called maintance and such and the water is still leaking and our walls are now soaking wet.

Anyone had this issue before? I know mold will be an issue, not to mention fire. I am not staying in this apt tonight or ever till it has been treated for mold.

If we move rooms, we have to be on the ground floor since my roommate keeps his GSX-R 600 in his room. He refuses, and I dont blame him in this area, to leave it out side.

One of our good friends has offered his house to us to move in if we need to. Now its just a question of breaking the lease....

What a way to wake up at 7:30 on a monday morning....
I should be studyin for a major test.

Going back to the office now.

If mold or any issue that could cause harm to the occupants is an issue why would it be breaking the lease? You moved beacuse the landlord wouldn't fix the problem is a timely manner...
 
Thanks guys. That is what I have been doing thus far.

The Carpet guy just left. He has many large fans blowing air all over the place as well as some microbial spray he put down as well. (Smells like someone spilt a large container of rubbing alcohol.) He is supposed to be back tomorrow to check on the walls and such. I have a feeling that they are ruined. If it was my place I would have them replaced, just because.

Tomorrow after the guy's visit we will deal with the apt complex as we see fit. I dont want to deal with moving, since we will be moving out anyway by June, but we will see. I am probably going to stay somewhere else tonight, not sure on all that at this point.

Hey if they don't handle the situation well come up with receipts for your computer, digital camera etc. etc and tell them they were damage and you want to be reimburst... the camera you took pictures with was your mothers...:rockon:
 
Well...I got a phone call at 4 this afternoon from the office (they said it would be around noon) from one for the managers saying that there is a room open on the first floor that we could transfer into free of charge (if they were going to ask for money, I was going to flip) She told me that we would have 72 hours to move our stuff from apt to apt, which I am not happy with. However I had a test to go to at 5 so I asked if she would be there later this evening. She said she would be there till 7:30. I showed up at 6:20 and she was no where to be found and no one in the office knows about the situation!

72 hours is not enough time for 4 Engineering students that are heavily involved with work and/or extra curricular stuff to move to another room and set up the living space. So there will have to be some adjustments about that.

At this point, dark spots continue to form across the ceiling as water seeps out of the insulation. Which is my main concern. I am assuming that this place has R19 or R32 in the ceilings and that it is holding plenty of water since you install the stuff with the paper side down in the ceiling....

Does anyone have any building knowledge about this that they would like share that I could use in my favor. I have done some work with a general contractor over the summers and that is how I know about the insulation deal. But any more knowledge would be greatly appreciated.

My main concern is that the moisture in the insulation will continue to be an issue for mold and mildew. I still dont think the office people have an understanding of how much water came through our ceiling. It was an inch deep in the floor and was leaking out the front door, because it never seals anway, and from the pictures you can see it went down the sidewalk and into the parking lot where it wrapped all the way around the building and into the drain. Roughly 80 yards of travel for the water...

wow....that sucks. How can they give you a time limit on moving? Have they not seen your apartment? It's gonna start stinkin in there. I would start moving now (I understand you're very busy, but......) I would get out ASAP. Good luck.
 
I would insist that if they limit your moving time that they pay for movers to come in and get it done for you, also they should be paying for you to stay at a hotel until they get this resolved, they need to realize that this is NOT your problem and it IS theirs to deal with. Also don't pay rent until a resolution has been reached.

as weird as it is to quote myself i just thought of something else.

As a renting agency they are required to have insurance for exactly this type of thing, so you need not feel bad about demanding things and they should have no problems giving you anything you need.
 
Well one of the roommates father's is really upset about the deal, as we all are. Well he is coming down towards the end of the week. He is demanding that we have more time to move and that we get refunded February's rent as well. Basicly, just upset at the lack of help and support by the staff in the situation.

We will see how it goes.
 
That's awful, I think it's only fair that you get your rent reduced for this month since you've been displaced from your apartment. I don't know a thing about housing laws or construction, it just seems like the right thing to do. Hope everything works out ok for you.
 
Well they have the room ready. We are going to sign the new lease for that place today I believe. One of my roommates is being a pain in the ass right now.

But on another extreamly pissed off note. The apt beside my girlfriend, she lives in the same complex, got robbed at 1 this afternoon. The owner of the apt is a marine and he was coming home as they were walking out with his stuff. One was headed down the stairs the other was headed to my girlfriends place. (The marines door was locked when he left) The marine went after one of them, my friends that live below my g/f, chased the other guy down.

This all happens after two robberies happened the week of halloween. The first one, the robbers confronted one of my roommates and I as they were walking around the complex. We were looking at his new car and they started walking towards us, in ski masks (it was halloween) when I said something to them, and they walked away. Then another armed robbery later that week. Our apts are gated, the gates never worked. So they spent all this money and got the gates working, however they only close them at night, and the side gates to walk through facing campus are always open!

So all this and then a broad daylight robbery when the gates stand wide open, and the guys that did this, drove in. So when I walked to the office today to get things straight with the room stuff, I asked the manager if they were going to shut the gates now with the robbery that just happened. She said " We are looking into options" I said, "options, your only option is to keep that gate shut and to have a gaurd in there at all times."
"Sir, we are looking into options right now." and she walked away.

Needless to say I am not the happiest camper about the situation. My girlfriend is going to break the lease she signed for next year. The apt is going to try to charge them for it, however I have feeling there will be a lawsuit over that....we will see.

wow......unbelievable. Anytime someone says,"we'll look into it", or "we are looking into options".......chances are, they don't care and they will not do anything about it.

Your girlfriend has a good arguement if they try to make her pay for the lease. They have "security gates" and they don't even use them.
